License Agreement
Please read carefully. This license contains terms by which you are bound if you use the plans and specifications (hereinafter “the plans”) to construct a home.
Grant of Construction License In consideration of payment for the plans, Simply Elegant Home Designs, LLC. grants you, the Licensee, a nonexclusive right to use and to construct one and only one home. This right extends to the original purchaser only and is not transferable. You may not sell or otherwise transfer the plan to another, or allow another to use or copy the plan. You are granted a license to modify the plan for use in the construction of a single home and to make copies of the plan for such modification and construction.
Copyrights
The plans are protected under federal copyright laws. Use of the plan in a manner inconsistent with this license is a violation of U.S. Copyright.
Sets Included
PDF files and / or Cad files are provided (depending on your order). You may make copies per the Grant of Construction License at your local reprographics facility.
Shipping
Our plans will be provided to you via email of the electronic files (pdf and / or cad files). If you desire shipping of a CD or need us to provide actual prints please call for additional shipping and reproduction charges.
Refunds / Exchanges
We cannot honor requests for refunds or exchanges. Therefore it is important that prior to ordering, you fully determine that a particular plan will fulfill your needs.
Revising, Modifying and Customizing Plans
Work with a local architect / engineer or designer to help you modify the plans to fit your particular site, lifestyle, meet local building codes, etc.
Framing Sizes and Engineered Components
Our plans are designed to utilize pre-engineered lumber components such as Wood I-Joist Framing, Laminated Veneer Lumber Beams and pre-engineered Floor or Roof Trusses. Since the allowable loads of these various components vary from manufacturer to manufacturer and local and state building code requirements vary, the specific size, spacing and grade of these components will need to be verified by the manufacturer of the product or your local structural engineer. Your builder should work closely with the lumber supplier and engineer to finalize these details, and ensure they fit properly within the construction of the home.
Architectural and Engineering Seals
Some cities and states require that a licensed architect or engineer review and "seal" a blueprint, or officially approve it prior to construction due to concerns over energy costs, safety and other factors. Prior to application for a building permit or the start of actual construction, we strongly advise that you consult your local building official who can tell you if such a review is required. Simply Elegant Home Designs, LLC. can not provide such a seal or stamp of certification. It is your responsibility to determine if such seal is required and, if so, you are liable for any costs to obtain such a seal.
Local Building Codes and Zoning Requirements
Our plans are designed to meet or exceed national building standards at the time the plan was drawn. However, because of the great differences in geography and climate, each state, county, and municipality has its own building codes, zone requirements, ordinances and building regulations. Your plan may need to be modified to comply with local requirements regarding snow loads, energy codes, soil and seismic conditions and a wide range of other matters. In addition, you may need to obtain permits or inspections from local government agencies before and while in construction.
Prior to using blueprints ordered from us, consult a licensed architect or engineer and speak with your local building official before applying for any permit or beginning construction.
Some states may require that plans be redrawn by a state-registered professional. Consult your building official for more information on this subject.
We authorize the use of our plans and specifications on the express condition that you strictly comply with all local building codes, zoning requirements and other applicable laws, regulations and ordinances.
Additional Requirements
The purchaser of the plans is responsible for compliance with all building codes and for ensuring that the plans are correctly adapted to accommodate local site conditions. The purchase should consult with a local architect or engineer regarding these matters.
Before construction begins, the purchaser should thoroughly review the plans with the contractor, verify all dimensions, and report to the designer of the plans any errors, omissions or questions for clarification.

The exact size, reinforcement and depth of all concrete footings must be determined by local soil conditions and acceptable practices of construction. The purchaser assumes all risks associated with adapting the plans to local sites affected by regional variations in climate, local site conditions, design needs and building codes. Simply Elegant Home Designs, LLC may not be held responsible for adapting the plan to local site conditions, design changes, construction means or methods, costs, workmanship, quality of materials or equipment utilized in the construction.
Disclaimer of Warranties
Simply Elegant Home Designs, LLC. has put substantial care and effort into the creation of our drawing packages. The plans have been prepared to meet generally accepted professional standards and practices and have been developed without knowledge or reference to a specific site or geographical area. However, because we cannot provide on-site consultation, supervision and control over actual construction, and because of the great variance in local building requirements, building practices and materials, subcontractors and soil, seismic, weather and other conditions, Simply Elegant Home Designs, LLC. cannot be responsible for any use that is made of the plans.
SIMPLY ELEGANT HOME DESIGNS, LLC. DISCLAIMS ALL WARRANTIES OF MERCHANTABILITY OR FITNESS FOR A PARTICULAR PURPOSE. ANY MODIFICATIONS OF THE PLANS VOIDS ANY WARRANTIES EXPRESS OR IMPLIED.
The owner agrees to defend and indemnify Simply Elegant Home Designs, LLC for all claims, costs, losses or damages resulting from the use of the plans.
Limitation of Liability
SIMPLY ELEGANT HOME DESIGNS, LLC. WILL NOT BE LIABLE FOR ANY SPECIAL, CONSEQUENTIAL, OR INCIDENTAL DAMAGES ARISING FROM USE OF THE PLANS. TO THE EXTENT ALLOWABLE BY LAW, ANY LIABILITY OF SIMPLY ELEGANT HOME DESIGNS, LLC. WILL BE LIMITED TO THE PURCHASE PRICE OF THE PLANS.
